On Československého exilu Street, PSN has launched a new project called Ahoj Vanguard in the immediate vicinity of the former Microna factory, which it is currently converting into Vanguard Prague, a stylish industrial housing development with 150 lofts. They will be connected not only by an underground tunnel, but also by a common background with a spa and wellness area with a swimming pool. The new construction of Ahoj Vanguard with 94 apartments is characterised by playful colours and a large amount of greenery. For example, climbing plants will cover the lower part of the building, which is reserved for parking spaces. The project will also include a place for a children’s group. The construction of Ahoj Vanguard is well underway and is already enjoying great interest. The company has sold more than 80% of the units in pre-sales. It is scheduled for completion in late 2024.
The Ahoj Vanguard project consists of one building with three underground and nine above-ground floors, comprising a total of 94 units ranging in size from 1 + kk to 4 + kk and from 22 to 238 sq m. All units will have either a spacious front garden or a generous balcony or terrace with a railing made of durable glass. The interiors of the apartments will have large sliding windows, underfloor heating, heat recovery and air conditioning. There will be a communal roof terrace with a pleasant seating area and kitchenette, and a total of 264 parking spaces will be available both in the garage and in front of the building. Two of them will be reserved for electric cars. There will also be parking spaces for motorbikes and bike racks.
In view of the increasing demand for low-energy housing, the developer will incorporate alternative energy sources into the project to reduce costs. Specifically, this will include heat pumps, solar panels and a photovoltaic power plant.

Thanks to the varied range of units, it is suitable for both multi-person households and young people who are about to settle down after a longer stay abroad and are already planning to start a family. But they don’t want to give up their distinctive style and are looking for something fresh, design-led and in a good location. The apartments are certainly suitable for those who want to buy a property for investment,” says Marek Padevět, director of residential projects at PSN, adding: “The symbiosis of these two projects will bring huge opportunities for future residents. Vanguard Prague is exceptional not only architecturally, but also in terms of its facilities. This will be fully available for the residents of Ahoj Vanguard, who will be able to use a wellness area with a Finnish sauna, steam room and an 18-metre swimming pool or a fully equipped fitness centre.”
The fresh and modern design of Ahoj Vanguard was created by Ofstone. Each of the apartment building’s floors will be characterised by its own colour, making it easier to navigate and adding an energetic touch. The ground floor and staircase will be dominated by yellow. The overall look of the space will be light and airy.
For the upper part of the building, horizontal articulation with black panels and a combination of glazed surfaces and light facades is envisaged. Cornices, balconies and terraces with glass railings will then project from the walls, giving an airy impression. In addition to the two flats, the top floor will also feature a shared roof terrace for all residents with panoramic views of the surrounding area.
The architectural design places the building on a special base, which visually separates the lower part of the building with 3 underground and 2 above-ground floors as a “parking house”. In total, there will be over 200 parking spaces, which will also serve the needs of the residents of the neighbouring Vanguard Prague project. This section will also be clad and covered with climbing plants for softening and cosiness. In addition, the green wall will absorb noise. Thus, the ground floor is actually located only on the third floor, from which the residential units start. This will bring more light and less noise into the interiors and connect them with the surrounding greenery.
This represents another key element of the project, for example in the form of almost 2,000 m2 of communal gardens. PSN will plant them with trees and tall grasses and add plenty of relaxation areas with benches, a terrace for sitting and a children’s playground.
Modřany is one of the dynamically developing areas of Prague, where the original architecture of the first republic villas is combined with industrial construction and modern projects. The latter bring to the area both spaces for pleasant leisure and other shops and services. At the same time, the district is characterised by excellent transport accessibility – in just three minutes you can reach the Jižní spojka and the Barrandov Bridge by car. The new residents will find the bus stop, which leads to the Smíchovské nádraží transport hub, right in front of the house. There is also a tram stop nearby.
