The PSN development company is building a new project called Rezidence Maroldka in Prague 4. It will offer 38 units and 4 retail spaces. It will also include a common roof terrace or a charging station for electric cars. The developer has now started the construction of the project, which is expected to be completed at the end of 2025.
Maroldka Residence is being built within a block of buildings between Maroldova, K Podjezdu and Bartoškova streets in Prague-Nusle. It will consist of 33 apartments and 5 accommodation units with layouts from 1 + kk to 3 + kk and sizes from 27 to 74 m2. Some of them will have balconies or terraces, selected units will also have recuperation. The comfort of future residents will be ensured by a sloping roof, which will serve as a pleasant viewing terrace with a common meeting area. The developer also offers the possibility of purchasing 8 private roof terraces. There will be plenty of garage parking spaces, and all units have a cellar or basement. The project will also include shared parking with electric chargers. Four commercial units will also be built on the ground floor.
The timeless new building with one underground and six above-ground floors (with the last one set back) respects and complements the surrounding block of flats. The design, which is in the spirit of minimalism and elegance, was created by Ofstone. The moderate shape of the house corresponds to the aesthetics of the white and grey facade, which is dominated by large-format windows. This unobtrusive look is accompanied by functionality and efficiency. The name of the project is derived from the street of the same name.
“At Rezidence Maroldka, we have relied on modern and high-quality materials, and we have used the chosen location to the maximum to precisely meet all current standards. A bonus is the size of the house, which offers plenty of privacy, but also opportunities to build neighbourly relations on the common roof terrace,” says Marek Padevět, PSN’s director of residential projects.
The real estate market has recently started to revive again, which can be seen in pre-sales, where those interested in living in Rezidence Maroldka have already bought a third of the units. “Of course, we perceive the difficult situation of buyers, who are increasingly having problems to obtain a mortgage loan due to inflation and high interest rates. In order to make the journey to a new home even easier for our clients, they only need 10% of the purchase price in the first phase of the purchase and can pay more than 70% after the project is completed and the purchase contract is signed,” says Marek Padevět.
The Maroldka Residence project is growing in the Nusle district with a quiet atmosphere and everything you need at hand. Another popular district, Vršovice, whose borders begin literally around the corner from the project, attracts visitors to other gastronomic delights, as well as entertainment, culture and sports.
