PSN launched the BackYard Dejvice project in a popular locality in Prague 6. A sensitive reconstruction of an apartment building from the 1930s will create a total of 40 units with a layout of 1 + kk and 2 + kk, two of them with a front garden. Currently, only half of them remain to be bought. At the same time, the developer will revive the common courtyard in the courtyard for meeting and relaxation, according to which the project is named. Commissioning is scheduled for May 2023.
The BackYard Dejvice project in Studentská Street includes 40 modern units with 1 + kk and 2 + kk layouts and dimensions up to 52 sqm. Two of them have a front garden, most of which have cellars. The units are sold in the White Wall standard, so their final form is entirely under the direction of the new owners. They can choose for themselves what the floors, tiles, kitchen, plumbing or lighting should look like.
The apartment building with 5 floors above ground and 1 underground floor will undergo a complete reconstruction, including new technical installations, it will be partially insulated, equipped with a new roof and front gardens will be created in the courtyard. The building will retain its historical value – the new coffered doors and casement windows will be replicas of the original ones. The reconstruction will also allow the creation of a laundry room with washers and dryers as well as a practical bicycle shed in the basement and an elevator, which will increase the comfort of living. Sapros became the general contractor for the construction. PSN is preparing to complete the reconstruction in the spring of next year, and the units should be handed over in the summer.
Ofstone studio took care of the architectural and technical solution. The name of Studentská Street already points to the proximity of universities. For inspiration, however, the architects BackYard Dejvice went all the way to Great Britain, behind the buildings around the most famous universities in the world. Respecting the legacy of the builder Otakar Medek of Pardubice, who built the house in 1929, and fascinated by British aesthetics and town yards, they have created comfortable living that harmoniously combines historic genius loci and modern technology. The proof will be precisely repaired stairs and corridors, as well as the installation of a glazed outdoor elevator.
The purist architecture will also be reflected in the green courtyard, which will multiply the comfort of future residents. They will find space for relaxation – barbecue area, picnic area and sitting with friends.

In addition, new residents can easily get everywhere on foot, all civic amenities are at hand. And the subway is just a few steps away. The units are suitable for creating a new home, especially for singles and young couples, as well as an excellent investment opportunity. The huge wave of interest is proved by the fact that we have already sold around 50% at the beginning of the reconstruction.”
Dejvice is a lucrative district full of cafes, restaurants, clubs, entertainment, culture and sports and relaxation places. Their character is formed by the luxurious residential areas of Hanspaulka and Baba, as well as the extensive campus of universities and institutions with the modern building of the National Technical Library, which hosts various events almost every day, usually open to the general public. It is definitely worth visiting the famous Dejvice Theater. Of the rich civic amenities, it is worth mentioning primary and kindergartens, shops, post offices, services and surgeries. The central area of the micro-locality is Vítězné náměstí, where farmers’ markets take place every Saturday. For trips to the city center, there is a tram stop and metro station A Dejvická, which is located just a few steps from the house.
The possibilities for active and passive rest are also varied. You can go for walks or sports to the nearby Stromovka Park or to the Divoká Šárka Nature Reserve with a natural swimming pool and hiking trails. History lovers will then appreciate the good accessibility to Prague Castle.
