Bencont Development has run into a hurdle with its project Rínok Rača – the redevelopment of a former winery in Bratislava’s Rača district into a residential complex. Public representatives of Rača consider the 500-flat project to be far too ambitious. They demand that the developer reduce the overall volume to decrease the level of added traffic and noise in the location. They also claim the current plans would block views of the Malé Karpaty mountains from the flats of current residents.
Bencont argues that the project meets all the criteria of valid master plan and that while it has reduced the size of the scheme, has added more greenery and is open to investment into local infrastructure, the developer isn’t willing to build at a loss. The project, expected to cost €28m, features six apartment buildings, three mix-used residential buildings houses with shops and services, five buildings exclusively designed for services and three underground parking garages for 835 cars. The buildings should have seven to eight floors each, along with a 13-storey high-rise.
