Financial firm Raymond James has signed a new 30,000 square foot lease in the BAC Colonnade office building in Coral Gables. Located at 333 SE 2nd Ave., the company will relocate and consolidate in the building from its current Coral Gables locations at Regions Bank Tower and 2525 Ponce de Leon Boulevard. The 11-story, 205,295-square-foot, Class A office tower is ENERGY STAR-rated and shares space with the Hotel Colonnade, a BAC Bank branch and Mortonās Steakhouse and Sushi Samba. The deal marks the largest new office lease in the Coral Gables market over the last two years.
Cushman & Wakefield represented building owner AEW Capital Management in the transaction. The lease required Cushman & Wakefield to negotiate and move two tenants with no-relocation clauses from the penthouse, secure top-of-building signage for Raymond James on the adjacent hotel and navigate strict Coral Gables building codes. āThis was one of the most fun, yet difficult, leases I have ever executed in 25 years of office leasing,ā said Brian Gale, Cushman & Wakefield. āThe deal took 12 months from start to finish. Fortunately we have a creative owner that was able to think outside the box, enabling us to structure a deal where there were so many parties involved.”
