Czechia: The most popular houses are up to five million crowns and up to 200 m2

The most sought-after older family houses on the market are two-storey properties costing around CZK 5 million and measuring between 120 and 200 square metres. Buyers most often ask for 4+kk and 5+kk layouts. The distance from big cities and the energy efficiency of the buildings are essential criteria for them. However, elements such as two bathrooms or a garage are also often sought after. Most houses are sold in the Central Bohemia and South Moravia regions.

According to data from Bezrealitky.cz, the average price per square metre in a family house was CZK 53,534 in the second quarter of this year. House prices vary according to location and condition. The most expensive houses are in Prague, where a square meter cost over CZK 97,000. In the Central Bohemia Region, a square meter cost almost CZK 65,000 and in the South Moravia Region CZK 51,000, according to the company’s data.

“Generally, most sales of family houses under CZK 5 million are in locations near large cities. In the last six months, the average price of a house sold was CZK 4.8 million, according to our data. However, if we look at the prices of houses in cities, for example, in Brno a house with an area of 150 square metres costs over CZK 10 million, in Prague less than CZK 15 million. The price per square metre in Prague and Brno has decreased by thousands of crowns compared to the beginning of the year,” said Lumír Kunz, managing director of FérMakléři.cz.

According to Sreality, there are currently 3,547 houses for sale in the Central Bohemia Region and 1,772 houses in the South Moravia Region. At the same time, the company says the average time of advertising has increased year-on-year from 74 days last year to 81 days.

“Basically, we have two groups of buyers, each of them looking for a specific location. The first group will regularly commute to the regional centre for work and prioritises excellent transport accessibility. This group includes, for example, the so-called ‘New Centenarians’. This is what we call Prague residents for whom buying their own home in Prague was already beyond their means or they would have to discount their requirements. The second group of buyers does not need to commute regularly and so is not constrained by transport links. Their position as a buyer of real estate is much stronger,” said Ondřej Strada, economic manager of Bezrealitky.cz.

According to Zdeněk Štourač of RE/MAX G8, multi-storey houses are generally more popular than bungalows because of the ratio of size to affordability. “Usually, these are two-storey houses, thanks to the possible buildability coefficient and maximum use of the plot area. Bungalows are very popular, but they require a larger plot of land, which affects the construction possibilities and also the price,” Štourač added.

All the real estate agents interviewed agree that energy efficiency is also crucial for buyers of family houses, i.e. the use of quality thermal insulation, windows and doors or roofing. Smaller, less heating-intensive houses have therefore become more popular than multi-family residences because of energy savings, they add.
