A good real estate portfolio? One that is not only in gold, containing investments that are thoughtful and unique, because it is also a guarantee of profit. Where best to buy apartments? What opportunities to look for above all? What new trends in the real estate sector may emerge in our country? Karolina Kaim, president of Blueprint Group and real estate expert advises on how to invest well in this sector and why it is much more interesting than buying bonds.

Originality will never get cheaper.
A good real estate portfolio? First of all, one that is not only in zlotys, inflation shows that it is worthwhile to diversify it in this way. Secondly, one that includes thoughtful investments, ie, that will sell for more in the future. Third – unique, because it is also a guarantee of profit.

“Original properties can usually be found in the center of cities. I look there, first of all. first of all. The city itself must also have a good brand, attract. If these conditions are met, then I can invest and I know that when I find something, it will only increase in value,” Karolina Kaim explains.

Of course, this applies not only to Poland. It’s also good to have properties in the Eurozone. Spain or Portugal are currently the most popular, but a relatively new market for Poles market is Cyprus, which offers not only attractive prices for units, but also many services related to related to renting. One last piece of advice – patience counts in this business. Those looking for quick profits, may be disappointed.

Premium dump – when in Poland?
Finding a valuable property is a real challenge, but also quite an adventure. We discover new places, meet people, and can also create something from scratch, which is why the head of the Blueprint Group values multiplying capital in this way much more than, for example, buying bonds. buying bonds.

– Real gems can be found on the secondary market, sometimes they come along because the owner has to sell them, in other circumstances we can’t count on such a step. So it is worth keeping a close eye on the offers all the time. On the primary market it is much harder to find originals, developers have largely frozen operations, they build less, because they see that less is being sold as well. Capital is always looking for protection or opportunity,” says Karolina Kaim.

The expert also predicts that the Polish real estate market may see the phenomenon of “drop-offs” of a few people for premium properties and the subsequent distribution of profits from their sale or rental. We still lack REITs (Real Estate Investement Trusts) allowing to invest small amounts of money in developers’ ventures, but a Pole can do it, and it is possible that he will manage in this way, wanting to protect or multiply his capital.
