Transactions with commercial real estate assets of over EUR 600 million are currently in advanced stages of negotiation, so the volume traded in 2023 could be equaled in the first half of the current year, according to the data of the real estate consulting company Cushman & Wakefield Echinox.
The ongoing negotiations concern office buildings (30 percent of the value), retail projects (30 percent) and logistics parks (40 percent), half of the assets being located in Bucharest.
In 2023, Romania recorded a transaction volume of EUR 488 million, down 62 percent compared to 2022.
“After in the period 2018-2022, the volume of transactions with office buildings on the local market amounted to almost EUR 3 billion (about EUR 600 million annual average), in 2023 only EUR 94 million transactions were recorded, a minimum of the last 15 years,” says Cristi Moga, Head of Capital Markets Cushman & Wakefield Echinox.
