Rents in Brno continued to grow year-on-year, with 2 + 1 flats by CZK 1,500 per month

Average rental prices in Brno flats increased year-on-year in the first quarter of this year. Depending on the disposition of the apartment, they increased by 500 to 1,500 crowns per month, the average rental price in a 2 + 1 apartment growing the most. This follows from the data of the company UlovDomov, which, through the Ideal Tenant service, deals with the rental of flats and has been monitoring rental prices for a long time.

Since the last quarter of last year, average rental prices have grown only for 2 + 1 and 1 + 1 flats, by 600 crowns per month, rents in 2 + kk flats have decreased by 500 crowns per month and for 3 + kk flats by 200 crowns. For other dispositions, the price did not change between quarters.

However, the year-on-year increase in average rent is more significant. Compared to the first quarter of last year, the average rent in flats 2 + 1 increased by CZK 1,500 per month, in flats 3 + 1 and 1 + 1 by CZK 1,000 per month, in flats 3 + kk by CZK 750 per month and in flats 2 + kk and 1 + kk by 500 crowns per month.

The median average rent in Brno flats is around 10,000 crowns per month for 1 + kk, 11,000 on average people pay for 1 + 1, for a 2 + kk apartment they usually pay 14,000 crowns per month, for a 2 + 1 apartment 500 crowns more. A 3 + 1 apartment costs CZK 16,500 per month and a 3 + kk apartment costs CZK 19,200 per month.

According to Michal Hrbatý, director of UlovDomov.cz, rents in Brno will continue to rise in the future. “Mortgages will be less accessible to people, which, combined with a shortage of flats and inflation, is likely to increase rents by more than 20 percent in the next two years,” Hrbatý said.

According to him, the demand for rental housing will be affected by the arrival of refugees from Ukraine. Since the beginning of the Russian invasion of vacant apartments in the supply is declining. “The number of people from Ukraine decides to stay in the Czech Republic permanently is crucial for the further development of demand for flats,” Hrbatý added.
