Resi Capital diversifies its portfolio and enters the residential market

Resi Capital S.A., a company belonging to the Cavatina Group S.A. capital group, which has been building the PRS investment portfolio so far, diversifies its activities by additionally entering the apartment sale market. In the first step, the company will provide potential buyers with 341 apartments prepared as part of the multifunctional Quorum project in Wrocław. Resi Capital’s goal is to build at least 10 thousand. apartments in projects implemented independently, as well as in cooperation with strategic partners acquired by Cavatina International. The strategy assumes that the vast majority of premises will be designated for lease, while selected projects may be sold to individual clients.

Resi Capital, one of the leaders of the PRS market in Poland, actively supporting the process of shaping a modern and professional rental market in the largest Polish cities, expands its business profile by selling apartments in selected locations. In January 2022, the company launched the first platform enabling the full process of booking an apartment for rent on-line. The platform was well received, and high standard investments, excellently located in the centers of the largest Polish cities – with great interest.

Since the launch of the Resi Capital platform presenting, among others, apartments built as part of the mixed-use Quorum complex on the banks of the Oder in Wrocław, we have received many inquiries about the possibility of purchasing them. The offer of apartments in Poland is gradually shrinking despite the still high demand. There are also fewer and fewer premium facilities as convenient and well-connected as our investments. That is why we meet the needs of consumers and we will devote some of our projects to the sale of apartments to individual buyers. Having within the group the competences necessary at every stage of the investment process: from land purchase, through design and execution, to finishing and management or sale, we have great flexibility in shaping our business. In turn, the diversification of the portfolio allows us to take advantage of the market opportunity and optimize financial flows in terms of the further development strategy,” says Bartłomiej Wentlandt, Vice President of Resi Capital S.A.

In total, by 2023, 2,000 sqm will be commissioned in both areas of activity. New apartments, while by 2025 – already over 5,000. Projects are already under construction in Wrocław, Łódź and Katowice, of which apartments for sale will be offered first as part of the Quorum project in Wrocław. Ultimately, with the support of the newly established entity within the Cavatina Group – Cavatina International – responsible for creating an investment platform and acquiring capital partners and possible entry into markets outside Poland, Resi Capital is to build at least 10,000 jobs. apartments for rent and sale.

Projects prepared by Resi Capital are distinguished by high quality, interesting architecture, energy efficiency and pro-environmental solutions. All facilities built by the company will be assessed under the international BREEAM system – such an approach is not yet a standard on the developing Polish residential market. The company successively implements the planned investments while working on the processes of acquiring new land.

We pay great attention to the selection of attractive sites for new projects. In the institutional rental market, many projects are developed on land intended for services. We, although we focused on creating the PRS portfolio from the very beginning, only bought land intended strictly for housing. The apartments in Quorum will be available on-line as well as in the stationary sales office in the coming weeks. We will offer the apartments in the developer standard, but we also want to enable customers to choose a turnkey finish in two carefully prepared standards: “Comfort” and “Premium”.
