Prague needs the construction of 10,000 new homes annually, but the city only handed out permits for 2,700, according to the daily Denik. Relatively speaking, it writes, there are more homes being built in the Central Bohemian region than in Prague. Just 459 flats were begun last year for every 100,000 residents in Central Bohemia, whereas the figure for Prague was just 322. The result, according to Pavel Kliment, a member for the Architecture and Development Union (SAR), is that prices are rising slower in Central Bohemia.
The mayor of the town of Libeznic says this will cause increasing problems for the entire area. “We feel that a new wave of suburbanization is coming – the appetite for developers to build in the towns around Prague is extreme,” said the mayor of Libeznic, Martin Kupka. “It’s far easier to change the master plans in Central Bohemia than in Prague and that could cause new areas of population around the capital.”
