An eight-storey apartment building with 142 flats called Diorit will have an unconventional location in the Brno-Komín district. It is being built on the site of a former quarry in a steep hill. Jan Zeman, the investor’s representative and project manager, said that the quarry area had to be adapted before the actual construction could begin, which took two years.
“We were impressed with the site because it is set in green surroundings, but the location is difficult for construction. We had to fill in part of the quarry to make it fit the building and not be cramped. The quarry walls had to be cleaned and also secured. The preparation for the construction was exceedingly expensive and difficult,” Zeman noted.
The eight-storey apartment building is being built according to a design by the Brno-based architectural studio DRNH. In addition to the atypical shape of the building plot, the project also had to deal with the access of light to the future apartments, as the site is surrounded by steep hills. In order to allow more light to flow into the apartments, the first floor is intended for covered garages, the apartment building and the park in the courtyard will be above them. The apartments are thus located on seven of the eight floors.
According to Zeman, the apartment building, when completed, will be one of the “greenest” buildings in the Czech Republic, literally. “The area of green roofs exceeds 4,000 square metres, which is complemented by the park in the building’s courtyard. The park will have an area of over 2,000 square metres. Due to the atypical location, we have addressed airflow and temperature a lot,” Zeman said.
Heating and cooling of the apartments will be provided by ground-to-water heat pumps, for which 30 boreholes 150 metres deep have been prepared.
The investor started selling the flats in June this year, and now about one-fifth of them have been sold; by the end of the year it should be 35 percent. According to Zeman, the apartments in Rezidence Diorit are among the more expensive ones, but they are definitely not luxury housing. The building offers layouts ranging from 1-bedroom to 4-bedroom with an area of more than 100 square metres. The building should be completed by the end of 2024.
