A residential complex with a 17-storey tower will be built on the site of a former brownfield in the immediate vicinity of the Mendel University Arboretum by mid-2025. The building with 230 flats and 2,000 square metres of commercial space is being constructed for the Properity development company by JB Stavební from the Swietelsky group for almost CZK 1 billion.
Currently, the site is being used to build the above-ground floors of the buildings, but work started in 2021. “So far, we have been working underground rather than above ground. The building is based at a depth of seven metres on an area larger than a football pitch. More than 42,000 tonnes of soil have been excavated and transported. Only then was it possible to begin construction of the building itself, which will have two underground floors for resident parking,” said Jaromír Baláž, director of the construction company.
The building is based on drilled reinforced concrete piles and its tower will rise to a height of 54 metres. The residential complex will be equipped with renewable energy sources and a cooling and heating system that will use a combination of heat pumps, photovoltaic power plants and a central source from Teplarne Brno.
The building is being constructed on the site of a former brownfield, i.e. an unused area after, for example, industrial activity. The preparation of the area for construction was thus more complicated than if it had been built on a “greenfield” site. “We are proud of that. Unused and fallow land is getting a second chance. And here it was one of the most beautiful places in Brno with a breathtaking view of the greenery,” said Jiří Maršálek, Properity’s founder and owner.
According to the project’s website, some of the flats have already got their owners as well as some commercial space, while the flats on the upper floors of the tower are reserved. According to the building’s price list, prices range from 4.6 million for the smallest 30-metre one-bedroom apartment to 14.3 million for a 90-metre three-bedroom apartment.
In addition to conventional apartment buildings, the Properity development company has built the AZ Tower, which is still the tallest building in the Czech Republic at 111 metres, and the Eden Králově poli apartment complex. In addition to the Nad Arboretem project, the company is currently building the Centropolis complex in Nové Sady in the centre of Brno, and is preparing other residential complexes.
