Residential prices hold steady in Belgrade despite rising supply

After several months of stagnation, apartments sales in Serbia have restarted, but prices aren’t falling the way many expected despite the growing number of advertisements for apartments on sale. Along with the usual level of supply, a growing number of owners are trying to sell units that they used to rent out on a short-term basis. The most expensive older apartments are located in the municipality of Stari grad, with an average price of 2,000 euros. New apartments in the municipality of Savski Venac are the most expensive, with an average price of almost €3,000 per square meter. The most expensive apartments in Belgrade are to be found in Belgrade on the Water, where an apartment was sold for €1.32m last year.

For now, market observers don’t expect prices to fall anytime soon. But they note that consumers are increasingly looking for family homes with a yard on the outskirts of the city. This has replaced the popular preference for apartments in the center.
