One of the largest logistics real estate deals of 2023 has just been concluded in Rheda-Wiedenbrück, North Rhine-Westphalia. In the Aurea Park industrial estate, Dietz AG has leased a logistics property with around 70,000 square metres of warehouse and production space, 2,800 square metres of office and social space and around 2,500 square metres of mezzanine space to Beckhoff Automation GmbH & Co. KG. It was supported in this by Logivest, which, as a logistics real estate consultant, held the exclusive mandate for marketing the space.
In August last year, Dietz AG had also acquired the property in Ferdinand-Braun-Straße through Logivest. Less than a year later, a long-term lease agreement was signed with Beckhoff Automation.
As investor, builder and landlord, Dietz AG is developing a built-to-suit solution for the automation specialist. Plans call for a logistics and production hall with height differences between 12 and 20 metres, a mezzanine and a modern office wing. The building will be developed according to the EG40 efficiency building standard and will have a roof-mounted photovoltaic system by the Dietz Group’s own PV system company. Thanks to modern air heat pump technology, the property can do without fossil fuels completely. Certification according to the DGNB Gold Standard is being sought. Construction is scheduled to start in the first half of 2024.
“We pursue a high standard of sustainability in our new buildings and focus on energy-efficient operation. This also increases the value of our logistics real estate portfolio in the long term,” said Dr. Wolfgang Dietz, CEO of Dietz AG.
Beckhoff Automation, which is headquartered in the neighbouring town of Verl, has been looking for a suitable expansion site for some time in order to outsource its logistics and parts of its production.
“The site is the last available area of this size in the region. It was therefore all the more important for us to first address regional companies here and give them the opportunity for further growth,” says Dennis Gausel, Consultant Industrial and Logistics Letting, at Logivest in Hanover and the consultant responsible for the project.
Due to its location directly on the A2 motorway and with good connections to the Ruhr region with Duisport, as well as its proximity to Gütersloh and Bielefeld, the property is ideal for logistics processing.
