The profile of the customer on the Romanian residential market has changed during the Covid-19 pandemic.
According to Gabriel Voicu, Vice President of SVN Romania, the market has become more mature. “We don’t see a lot of ups and downs. Plus, more than 85% or the customers are end-users, unlike 10 years ago, when 90% of the market were investors trying to speculate, and only 10% end users,” Voicu said during CEDER 2021.
Irina Caraene, Sales Director of Cordia, confirmed the trend.
“Right now, end-users are in huge numbers compared to the investors,” she pointed out.
Cordia is the residential division of the Futureal developer, which recently delivered the first phase of the Parcului 20 project in Bucharest. There are 485 apartments in total, and the investor has already started the construction of the second phase. “We also have other plots that we will start construction in the second half of this year,” Caraene added.
The shift in the customers’ profile was one of the positive elements brought by the pandemic, according to Alex Skouras, Managing Partner of Alesonor. The developer has invested in the green residential compound Amber Gardens, nearby Bucharest. “We’ve sold 174 houses out of a total of 176 to end-users,” Skouras announced.
