RQI Immobilien AG – New real estate investment firm enters the German market

RQI Immobilien AG announces its market entry. The company’s founding shareholders and members of the Management Board are Professor Dr Nico B. Rottke, Chief Executive Officer and Chairman of the Board, and Hendrik Th. Möller, Chief Development Officer.

The Wiesbaden-based company operates as a nationwide property investor, with a high level of added value, in the residential and office asset classes. In 2024, the company plans to realise acquisitions totalling up to EUR 75 million, by means of joint ventures with external equity partners. Investments will primarily be in existing properties having development potential, with total investment costs from around EUR 10 million per asset. The risk/return ratio is oriented towards value-add. The focus is on around 40 economically prosperous cities and major towns.

In selecting projects, as well as developing and implementing innovative value development strategies and professional financing structuring, the company relies on the many years of expertise and management skills of the Management Board and Supervisory Board, in association with a close-knit, resilient network of relevant market participants.

Professor Dr Nico B. Hendrik Th. Möller adds: “Our value creation approach is characterised by a high degree of vertical integration. We develop individual value creation strategies for the residential and office asset classes in the ‘manage-to-green’ and ‘manage-to-core’ segments, with the aim of optimising and developing the existing property holdings.”

As part of the initial strategy for residential property, pursuing a manage-to-green approach, at the beginning of the year we acquired our first existing property with significant potential for value appreciation, in a German ‘B’ city. The total investment costs are in the high single-digit million Euro range.

By the end of 2025, a total of around EUR 100 million is to be invested across Germany for the further implementation of this value growth approach, to be realised in association with external equity partners. Further properties are currently being evaluated and acquired for the first two quarters of 2024.

The RQI team in Wiesbaden will shortly be expanded, rising to ten staff by the end of 2024. In the medium term, it should comprise some 25-30 people. Professor Dr Karl Hamberger, Senior Partner emeritus and former Global Head of Real Estate Tax at EY, will serve as a member of the Supervisory Board.

Professor Dr Nico B. Rottke: Holder of a doctorate and a habilitation in business administration, he will assume the position of Chief Executive Officer. Prior to the market entry of RQI Immobilien AG, inter alia he was CEO and founding shareholder of one of the leading German investment managers based in Frankfurt am Main. He was also a partner in one of the big four German consulting firms. In this role, he developed the company’s capital market activities in the property segment in Germany.

Nico Rottke is President Emeritus of the iddiw Institute of the German Real Estate Industry. He formerly held the Endowed Chair of Real Estate Investment and Finance at the EBS University of Business and Law as well as the Chair of Global Real Estate and Capital Markets at the University of Central Florida.

Hendrik Th. Möller: A graduate in business administration (FH), financial economist (EBS) and real estate investment advisor (EBS), he has more than 15 years’ experience in the property industry. He is the Chief Development Officer on the Management Board.

Prior to joining the Management Board of RQI Immobilien AG, he worked at Centrum Holding Deutschland as an authorised signatory and Head of Asset Management as well as Investment Manager for the development of commercial real estate properties. Since 2011, Hendrik Th. Möller has facilitated a combined transaction volume in excess of EUR 10 billion. He previously worked in the finance and property division at LEG Management.
