The Rybka Building development company from Kravaře in the Opava region will convert the former shopping centre named after the former Marica restaurant in Ostrava-Poruba. Within two and a half years, the company will build 51 apartments, garage spaces, a parking lot and a children’s playground. The company is also raising money for the purchase and redevelopment through the crowdfunding platform Fingood. The cost of rebuilding the complex will run into tens of millions of crowns.
“The project is conceived for two and a half years. In the first phase, we will purchase a property for which we have signed a reservation contract. The next step is the actual implementation of the construction,” said David Rybka, director of the Rybka Building family company.
According to him, the project has strong support from the town hall and the town has already issued a building permit for the project. The condition of the site on Mongolská Street in Poruba’s fifth district is also a major concern for local residents. The Marica complex has been dilapidated for years and homeless people have been moving in.
In addition to 51 flats, six non-residential premises for commercial purposes, 32 garage spaces and a parking lot for another 22 vehicles are to be built there. In addition to its own resources, Rybka Building will use money raised on the crowdfunding platform Fingood to buy the property.
“We sold out the first tranche (part) of CZK 16 million within a few hours. It is now possible to invest more than 17 million with an annual return of 12 percent and a three-year maturity,” said Vít Endler, co-owner of Fingood.
Rybka has already used crowdfunding to finance several development projects in the Moravian-Silesian region. With the Fingood platform, it has financed projects worth over CZK 100 million. “It’s a win-win way of financing. It guarantees investors an interesting return and gives us the opportunity to complete our projects quickly and grow gradually,” Rybka said.
