Saint-Gobain Sekurit has leased 21,300 sqm at CTPark Ilowa located in Lubuskie province

9 January 2023

Saint-Gobain Sekurit, a manufacturer of automotive glazing and solutions for the automotive market, has leased 21,300 sqm at CTPark Ilowa located in Lubuskie province. The company will move into the largest of the complex’s buildings (about 110,000 sqm), where it will conduct production and warehouse operations.

CTPark Ilowa will provide the Polish market with a total of three facilities with a total area of 170,000 sqm GLA – one of the largest warehouse and industrial parks currently under construction in the country. In November, developer CTP announced the commercialization of 40,000 sqm, the entire building, which Hermes Group, a European courier service provider, will move into. Now Saint-Gobain Sekurit is joining the tenants. The company will begin operations at the new location later this year.

The new additional warehouse and production area will allow the local Saint-Gobain Sekurit organization’s Encapsulation division to increase the plant’s development capabilities, increase the number of glass panes already produced for the OEM market and mobility in the logistics area due to the direct location of the CTPark Ilowa warehouse on the A18 highway.

The CTP logistics and industrial park is located at the intersection of the international route connecting Berlin and Wroclaw, just 40 km from the Polish-German border. Its location within the Special Economic Zone provides investors with the highest level of tax breaks in the country.

“Lubuskie is a relatively young, but at the same time the fastest growing logistics market in Poland. It is an excellent location for large players, as well as smaller entities that plan to expand or relocate within Central and Eastern Europe. CTP’s development strategy is oriented in just such directions – providing tenants with the opportunity for unbridled growth, adequate transportation infrastructure and staffing facilities. The lease agreement with Saint-Gobain Sekurit is another confirmation that our parks create an optimal environment for work and business development,” Bogi Gabrovic, CFO at CTP Poland, explains.

In the first half of 2022, the Lubuskie region saw the largest increase in demand among warehouse investments in Poland – more space was leased here than in all of 2021, Colliers data shows. The developer is in negotiations with more companies interested in the remaining space available within the complex.

The development features energy-efficient solutions compliant with BREEAM certification standards, bringing tenants closer to cost-effective, sustainable operations in the building. All roofs in CTP’s investments are prepared for the installation of photovoltaic panels, with a minimum of 10 percent of their surface covered by skylights. In turn, ventilation dampers provide plenty of natural light and are an additional source of clean energy.

The facility in Ilowa is still under construction. In total, CTP currently has 450,000 sqm of space under construction nationwide, of which 250,000 will be put into operation in the coming months.
