VGD Group is the first tenant in the A1 office building within the Rohan City development. Offices of almost 2,400 sq m for approximately 200 employees will be located on two floors. Savills acted as the leasing agent, assisting with property search, negotiating lease terms and providing construction and technical consultancy. The developer of the project is Sekyra Group, which will occupy the top eighth floor of the building. The project is currently under construction with a move-in date scheduled for the second half of 2024. The office design and project management is also being provided by Savills in collaboration with Linstram.
Jiří Talkner, partner of VGD Group, says: “The current premises in Prague 4 were no longer optimal for our company and employees. The priority for finding new premises was not only size. We were primarily looking for representative offices in an attractive location where we could build new facilities that would meet the needs of our people and the company operations.”
“The building VGD will be moving to is the last office building in Prague, where construction commenced in June 2022. There were no groundbreakings in Prague since then. In addition, Karlín and Invalidovna are currently among the most desirable locations in Prague, with vacancy rates below four percent,” adds Pavel Novák, Head of Office Agency Savills.
Leoš Anderle, CEO of Sekyra Group, says: “Rohan City is a complex project that will include a wide range of services and functions from housing, offices, retail and services to education and leisure activities. These are also the main reasons why our company will also be relocating to this attractive location. We want to provide our employees with flexible and technically state-of-the-art facilities.”
A1 building in Rohan City was designed by architect Eva Jiřičná. It will be built on the future corner of Rohanské nábřeží and Invalidovna Park, which will be extended to the Vltava River as part of the project. Its strength is not only its attractive design, the architectural studio also focused on efficient and flexible use of space and economical operation. The building comprises one underground and eight above-ground floors. As an added bonus, there will be a generously proportioned shared terrace with a beautiful view of the city.
The second building, A2, will offer top-notch design with attention to detail. The design was created by the team of architect Jakub Cígler. The modern AAA class office space will allow flexible interior layout. The property is designed with an emphasis on environmentally friendly technologies and economical operation. The building is targeting green certification for low-energy buildings at the LEED Gold level. Outdoor relaxation zones and spacious green areas will be developed in the surrounding area. The site will be connected to the city’s backbone bike path.
