Scott.Weber Workspace, an operator of flexible offices and coworking and event spaces, will expand its operations in Prague, Brno and Ostrava. In total, it will open 16,500 sqm of new offices. Next year, it will open new offices and coworking space in the PernerKa building in Karlin and the Organica building in Ostrava. In 2027, it will expand its offices in Dornych near Brno’s main railway station, according to Scott.Weber.
The company currently operates 58,000 sqm of flexible office space out of a total of 146,000 sqm across the Czech Republic. By 2022, Scott.Weber announced that it wants to hold half of the entire market, which the firm’s founder and CEO Adam Zvada said it is close to achieving.
“By the end of the year, we plan to sign three more exceptional flexible office and co-working space locations, representing an additional 12,500 sqm. This will bring the company’s total leasable area to 20 locations with over 70,000 sqm,” Zvada said. At the beginning of this year, the company held a third of the market, he said.
In Ostrava’s Organica, the company will open a 4,400 sqm coworking space with 565 workplaces from May next year. In the PernerKa building in Karlin, the company will operate 4,000 sqm for nearly 500 workers. The location will be available from December 2025. In Dornych, Brno, the company will then have 5,200 sqm of offices for 600 employees.
In addition, Scott.Weber Workspace is also expanding space at existing locations. It will offer an additional 828 sqm for use at the Dock site in Prague 8 from February 2025. At the Churchill facility near Prague Central Station, the company has partnered with Deloitte to provide nearly 1,515 sqm of office space, meeting rooms and a terrace with views.
According to the latest data from Prague Research Forum (PRF), which collects data from the largest real estate advisory firms operating in the Czech Republic, demand for Prague offices fell year-on-year and quarter-on-quarter in the first quarter of this year. Over half of it was renewals of existing contracts. However, according to Colliers’ analysis, demand for offices increased significantly in Brno and Ostrava, as the cities have become an alternative to expensive Prague.
For the first time since Q2 2022, a new office building, the 9,300 sqm PernerKa project, has started construction in the capital. Following the Scott.Weber expansion, it is currently six months away from completion and fully occupied. According to Colliers, office vacancy rose 0.3 percent quarter-on-quarter. However, the most sought-after locations, such as the city centre, Karlín and Pankrác, have significantly lower vacancy rates.
