Scott.Weber Workspace, a company operating flexible offices, coworking and event spaces, has expanded its portfolio in Prague by two locations. The company has invested over CZK 100 million in office space in Prague’s The Park in Chodov and Port7 in Holešovice, offering 7,322 sqm of office space. The company has also added a floor in the Atrium Flora shopping centre, thus operating 12 centres in the capital with a total area of over 35,000 sqm.
The company will offer 4,803 sqm of space in the newly built Port7 office project and 2,519 sqm in The Park. In Atrium Flóra, its office space will expand by 600 sqm to 2,354 sqm.
Occupancy at the company’s existing nine locations is 90 to 95 percent and the company expects the new space to fill up quickly. Demand is stronger than before the covid and the company is registering around 100 enquiries a month, up from 140 in January.
In Port7, Scott.Weber Workspace will offer, for example, a meeting room right on the water in the harbour. “And they will also have the opportunity to commute to work by regular boat service,” said Adam Zvada, managing director of Scott.Weber Workspace, which was founded in 2009.
Scott.Weber Workspace did not specify the amount of rent. It said it sets it individually by location. The price includes not only furnished offices, but also access to common areas where, for example, community events are held. The price also includes credits for use of meeting rooms, she wrote.
Data from the Prague Research Forum (PRF), an association of real estate consultancies, showed that rents in the centre of the capital reached EUR 26-26.50 (CZK 624-636) per square metre per month. In the inner parts of the city, it ranged from EUR 17.50 to EUR 18 (CZK 420 to CZK 432) and in the outer parts of the city between EUR 15 and EUR 16 (CZK 360 to CZK 384).
