The construction of new houses and flats in smaller cities is often forgotten, although the demand of young people for housing is often huge. And this also applies to Ústí nad Orlicí. The possibilities of new housing will be expanded by the SFG holding group, which will build 18 family houses in an attractive location. The Za Rybárnou project will offer modern ecological housing, and there will be heat pumps, recuperation and underfloor heating in low-energy buildings. All houses will also be prepared for the placement of rooftop photovoltaic panels and battery storage. The total investment is about CZK 120 million.

The project originates at the beginning of Ústí nad Labem’s Hylváta between the development of family houses, the Knapovecký stream and the well-known fishmonger’s shop, where you can buy fresh fish all year round. Within walking distance there is a grocery store, Czech Post and gas station. The city center and Mírové náměstí are a 15-minute walk away, and the Ústí nad Orlicí město railway station can be reached on foot in about five minutes. The stop is on the main line Prague – Pardubice – Ústí nad Orlicí – Olomouc.

“The location is suitable, for example, for young people who return to a smaller town after college. And they either work in nearby companies or commute by train to Pardubice. The connection is excellent, passenger trains and EC connections stop here. Although the railway line is in sight, people at home will hear almost nothing. Recuperation will be controlled in the houses, so the windows can still be closed. Together with residential housing, we will also build a playground,” said Jan Žatečka, manager of the Ústí branch of the SFG holding.

Terraced houses, semi-detached houses and detached houses are designed in the area. Two-storey brick houses with a layout of 5 + kk and a countertop roof have a living area of 130 to 160 m2. All will have a garage for two cars, outdoor parking, two terraces and a garden with an area of 140 to 650 m2.

“We want to follow the latest trends in residential housing and adapt them to the location. The orientation of the houses and gardens to the south will ensure a constant supply of sunlight and positive energy. All houses will be built to a low energy standard with an emphasis on the efficient use of natural renewable resources. The price of each house will include a heat pump, air recuperation and protective triple glazing. And also preparation for the installation of roof solar panels,” said designer Miroslav Stránský.

The project will use Platio solar panels in the Czech Republic for the first time, which are installed instead of ordinary roads or sidewalks. SFG holding is the exclusive supplier of these panels to the Czech Republic. “I grew up in Ústí nad Orlicí, so it is a heart project for me. We want to offer more affordable housing here,” said Michal Dědek, CEO of SFG holding.

SFG holding builds in various locations throughout the Czech Republic. His other projects include, for example, the rehabilitation of the Gotthard Yard apartment building in Bubeneč, Prague, the reconstruction of the ROH apartment building in Benešov Hora in Šumava, the reconstruction of the Nemesis apartment building in Kralupy nad Vltavou, the Plzeňská start-up apartment project in Smíchov, Prague. historical center of Kladno.
