Skanska is betting on tenants with small area requirements at Equilibrium offices

At the end of last year, the Swedish developer Skanska delivered the second phase of the Equilibrium project in the Capital, located at the intersection between the Glucose Factory and the Herăstrău Station, in the Barbu Văcărescu area of the Capital.

“Equilibrium 2 was delivered in Q4 2022 and we are in discussions with tenants. The average surface area contracted in the last period within the Equilibrium 1 project is approximately 1,000 sqm,” Skanska officials said.

According to the data of the real estate consulting company C&W Echinox, the rent in the Floreasca-Barbu Văcărescu area is between 15 and 17.5 EUR/sqm/month. It is the largest office area in Bucharest, with almost 590,000 sqm of offices, with a vacancy rate of 12.9 percent and where there is no new project under construction. The only new office building expected is that of NEPI-Rockcastle, which is part of the expansion of the Promenada mall.
