Skanska Residential Development Poland will continue its development in Poland’s two largest residential markets – Warsaw and Krakow, this year, according to Skanska Residential Development Poland’s sales and marketing director Aleksandra Goller. It plans primarily to build further phases of existing projects. It is also working on launching new investments in Krakow.
“In 2024, we will continue our development in the two largest residential markets in Poland – Warsaw and Krakow – offering high-standard flats and in convenient locations. We are primarily planning to build further phases of existing projects. We are also working on launching new investments in Krakow, following the great sales success of the Hemma Orawska estate, which we handed over to residents last year,” said Goller.
The offer will include one- and two-bedroom units, as well as large units of more than 100 sqm.
“The smaller ones are unflaggingly popular among people buying their first flat for their own needs and among investment clients. Four- or five-room units are chosen primarily by buyers looking for spacious, comfortable interiors for themselves. The latter group returned to the market in 2023 and we expect it to remain active this year. Of course, we are mindful of the tendency for developers to reduce the size of flats due to high prices, but when designing our estates, we always analyse the needs and possibilities of different customers,” added the director.
She pointed out that in the near future, the directions of development of the Polish residential market will largely depend on the government’s decisions covering not only new support instruments, which will replace the ‘2% safe loan’ programme, but also monetary policy or legislative solutions determining, among others, the speed of administrative decisions with regard to new residential investments or the possibility of acquiring land for such projects.
She further pointed out that the developer is very strongly committed to sustainable development, particularly energy efficiency in buildings. One of the main goals of the entire Skanska Group is to achieve climate neutrality in 2045, with the aim of being halfway there in 2030.
“To achieve this, we are reducing the carbon footprint of our residential projects every year. Another very important aspect is the accessibility of the facilities we build for residents with different needs, including people with disabilities, parents with young children or seniors with reduced mobility. This year, we also intend to develop the concept of turnkey finished flats, which we launched under the name Sitta. In summary, in 2024 we will continue with the strategic development directions we have adopted in the past years, while keeping in mind the latest trends and the changing needs of our customers and the market environment,” Goller said.
