Skanska’s Port7 was completed and approved at the beginning of April 2023 and is already 50% leased. The new development in the heart of Prague’s Holešovice district has attracted international audit, tax and advisory firm Mazars thanks to its premium and sustainable offices. Port7 will offer indoor and outdoor spaces for relaxation with a range of facilities including restaurants, a shop, pharmacy, fitness and other services. The project will also include a large public park with a bike path and a new promenade along the Vltava River called Náplavka 2.0.
Mazars will use 2,900 sqm of offices on the top floors of Port7 and 16 parking spaces. The company will move into its new headquarters in early 2024.
Half of the Port7 project has been leased following the agreement with Mazars. The new mixed-use development will offer tenants 36,000 sqm of modern and sustainable office space. Port7 tenants will benefit from a healthy and pleasant working environment. They will also benefit from cost-saving measures such as rainwater harvesting to irrigate green areas, energy-saving sanitary facilities and modern technology. These will reduce water and energy consumption by up to 40%, according to the LEED model.
“We are delighted that a prestigious company such as Mazars has chosen Port7 for its new headquarters in Prague. I believe that the location of the office building in the park by the river has created a very pleasant place where people can work and relax, and which attracts employers who appreciate the benefits of this high-quality project,” says Iva Vařechová, leasing manager at Skanska, the commercial development unit in the Czech Republic.
Mazars is a leading international audit, tax and advisory firm. It operates in more than 95 countries and brings together the expertise of 47,000 professionals. The Czech branch of the company with more than 250 employees provides tailored financial advisory services to large multinational corporations.
“We decided to build new offices in the Port7 complex based on its location with excellent transport accessibility, the wide range of services on offer and the use of the latest technology and design in its construction. Sustainability is part of our DNA, so compliance with current environmental, energy and economic standards was equally important to us. Our goal was to create a modern and attractive workplace that allows for easy communication and connectivity between departments and teams,” said Milan Prokopius, Managing Partner of Mazars in the Czech Republic.
In addition to premium offices, Port7 will also include a large 17,000 sqm public park with an outdoor bar, volleyball court and other amenities. The new green space will serve not only tenants for relaxation and work, but also the general public. This could make Port7 the new living heart of Holešovice.
“As part of the Port7 project, we have also created a completely new promenade along the Vltava River, the so-called Náplavka 2.0. We have also connected the new district to the rest of Holešovice with a new underpass to the railway station and metro stop Nádraží Holešovice. Tenants and residents will also benefit from a wide range of services and restaurants located on the project’s piazza. This is particularly important to us as we strive to create safe, comfortable, healthy and sustainable places for both our clients and the communities surrounding our projects,” explains Jana Prokopová, Director of Leasing and Management at Skanska, the commercial development unit in the Czech Republic.
In line with Skanska’s sustainable philosophy, Port7 is striving to achieve LEED Platinum and WELL Platinum certification, as well as a WELL Health-Safety Rating, reflecting the need to protect the health of tenants and visitors in the post-pandemic era.
