Skanska Property Poland has put four office buildings, totaling 62,000 sqm of space, on the market. The portfolio includes the developer’s two Kraków projects: Axis and Building A at Kapelanka 42. It is also selling the first two phases of Silesia Business Park in Katowice. This is the first time Skanska has put an Polish office portfolio on the market. CBRE and Colliers International will be overseeing the sale.
“We have decided to market a portfolio of new office buildings in top Polish regional cities following the positive market response for, among others, our Dominikanski project in Wroclaw,” said Adrian Karczewicz, transaction director at Skanska Commercial Development Europe. “The leasing markets in these cities offer an enticing combination of strong tenant demand, low rent profiles and low class A vacancy rates. It is anticipated that the sale of the portfolio will be closed before the end of the year.”
Silesia Business Park will add 48,000 sqm in four buildings to the Katowice office market. Roughly 12,000 sqm was delivered in project’s first phase. Work on the 12,000 sqm B Building is set to resume in September.
Delivered in the third quarter of 2014, Kapelanka 42 added 18,000 sqm of office space to the Kraków property market. The LEED Gold project is almost fully leased.
Skanska’s second project in Kraków, Axis, will offer 21,000 sqm of space, with completion set for the fourth quarter of 2016. The company says it’s currently in talks to secure an international corporate tenant, which will take most of offices in the building. Skanska expects to resume negotiations in the second quarter of the year.
