6 May 2022

Skanska has sold the Nowy Rynek D office building in Poznań to the Swedish company Eastnine AB, specializing in the provision of modern office and logistics real estate, built in accordance with the principles of sustainable development. The investment was designed and built under the ESG (Environmental, Social, Governance) standards, confirming Skanska’s commitment to creating sustainable spaces that have a positive impact on people, society and the planet. It is the first transaction between companies in Central and Eastern Europe.

Nowy Rynek D is part of a multifunctional complex located in the center of Poznań, which will ultimately consist of five buildings, offering over 100,000 sq m. sq m modern office and retail space. Completed in June 2021, Nowy Rynek D provides 39,000 sq m. sq m modern, sustainable office and retail space, already 96% leased. The main tenant is Allegro – the most popular shopping platform in Poland and the largest e-commerce platform from the European market. Office spaces have also been leased by, among others, strong international brands – Rockwool – the world leader in the production of stone mineral wool and Arvato – a leading international provider of business services, which is part of the Bertelsmann concern.

Nowy Rynek was designed to create a safe and healthy work space that meets the diverse needs of tenants and guests, including people with disabilities, parents with children, seniors and foreigners who do not speak Polish. The building has already obtained the WELL Health-Safety Rating and “Building without barriers” certificates. The investment is also applying for LEED Core & Shell and WELL Core & Shell certificates.

– The Nowy Rynek complex in Poznań is a unique project. The offices that Skanska is building are based on sustainable, innovative solutions that ensure their high quality and match the current and future needs of tenants and investors. This makes them perfect for long-term investments as well as safe and healthy spaces for users. Customers appreciate our solutions, which is confirmed by their positive opinions on this project. It is a source of great satisfaction for us – emphasizes Arkadiusz Rudzki, vice-president for leasing and sales in the Skanska office company in the CEE region.

“We are very pleased with the purchase of such a prestigious building, located in one of the largest cities in Poland. We are entering a new market with great opportunities,” says Kestutis Sasnauskas, CEO of Eastnine AB.

“We are glad that such an important project has been appreciated by Eastnine AB, which has decided to start investing in Central and Eastern Europe with Skanska. The purchase of Nowy Rynek D proves that investors are ready to diversify their portfolio in terms of new assets located in the largest Polish cities, thus confirming that Poland has a lot to offer in this respect. In turbulent times, core assets, built in accordance with ESG principles, are what investors are looking for in our region. We are proud that Skanska can offer office buildings that meet this need,” adds Adrian Karczewicz, Transaction Director at Skanska’s office company in the CEE region.

With its unique façade, shimmering with shades of green, which in the upper part turns into rusty pink, Nowy Rynek D combines contemporary architecture and modern technologies, at the same time becoming part of the historic neighborhood. The building has user-friendly solutions, such as a ventilation and temperature control system based on chilled beams, which provide better thermal comfort, cleaner air and quiet operation of devices, thus positively influencing the comfort and well-being of people using it.

Nowy Rynek D is one of the most sustainable buildings in Poznań. The use of climate-friendly solutions (e.g. low-speed ventilation, chilled beams, LED lighting, free cooling system, gray and rainwater recovery system) enables a significant reduction in energy and water consumption. In addition, the sidewalks around the office building are made of a special type of concrete that cleans the air of harmful substances such as nitrogen oxide (NOx) from car exhaust fumes from nearby roads.

The fully completed Nowy Rynek is to create a new place for meetings, relaxation and entertainment for tenants and the local community. It thus offers added value not only for office users but also for residents and visitors of the city. Building D is part of the inner courtyard. It is an important element of office space and an integral part of the complex, which enriches its character and provides unlimited access for outsiders.
