Skanska Residential plans to build more than 1,000 flats in Prague’s Malešice district. The new district, called Habitat, will be built on a 70,000-square-metre plot. Currently, the construction of the first stage with 124 apartments is being prepared. When asked, the company’s representatives said that the investment in the first stage will be around CZK 1 billion. The entire Habitat Malešice district should be built in about ten years.
The residential complex will be built on a brownfield site in the north-eastern part of Prague 10 in Černokostelecká Street. The general architect will be the Chapman Taylor studio. The studio was involved, for example, in the design of the Prague Marina project in Prague’s Holešovice harbour. According to Skanska, the building will use sustainable elements. It will include photovoltaic and photothermal panels, green roofs and the recycling of grey, i.e. waste, water. At the same time, the site will include relaxation areas and parks, running tracks, a cycle path and a playground. In later stages, for example, a community garden, small and large sandpits and gazebos will also be built.
In the first phase, 124 residential and six non-residential units will be built. The offer is dominated by 2+kk and 3+kk layouts, but there are also smaller studio apartments and larger 4+kk apartments on the top floors. Each apartment will have a loggia, terrace or balcony. The basement floor will have cellars and a bike room with a carriage room. There will be 135 garage parking spaces in the underground, which will also be prepared for charging electric cars. The selling prices of the apartments will start from CZK 113,000 per square metre.
In addition to Habitat Malešice, Skanska Residential is also preparing the second stage of the Modřanský cukrovar residential project in Prague, the fourth stage of the Albatros Kbely project, the third stage in the Emil Kolben district in Vysočany, apartments in the Michelské pekáren project or a wooden building in Radlice. Skanska Residential has been operating on the Czech residential market since 1997 and has built over 9,000 apartments in Prague so far.
