Sales have started of 180 micro-apartments on Eisenzahnstrasse in Berlin’s Charlottenburg district following three years of work by the developer Skjerven Group. The has been converting an ensemble of buildings from the 1970s into a high-end, residential project with the aim of targeting mobile professionals and lifestyle performers. “The ‘Beautique Apartments’ are aimed at individuals wanting to combine the amenities of a hotel suite with the cost effectiveness of an apartment and who enjoy immersing themselves in the pulsating life City West has to offer,” says Managing Director Einar Skjerven. “Unlike Mitte, which is close to the government district, the western part of Berlin has always stood for a lifestyle that blends bourgeois values with personal nonchalance and artistic freedom.”
The 180 apartments have dimensions of between 30 and 60 square metres. “Purchase prices as low as 255,000 Euros per unit make ‘Beautique Apartments’ a particularly interesting proposition for buy-to-let investors,” says Skjerven. “To facilitate the temporary letting of apartments, we can even provide a bespoke furnishing service upon request.” He cites Immobilienscount 24 saying that roughly 25 percent of purchase requests and over 42 percent of rental inquiries for apartments in Berlin are made in relation to units of 55 sqm or less.
