Goodman added 12,680 sqm of new industrial space to the Slovak market in the second quarter with the completion of two new warehouses in Senec. Half of the space was leased to Kuehne Nagel. The project brought the country’s total modern industrial stock to 1.58 million sqm. An additional 157,000 sqm are currently under construction, with 97 percent located in the greater Bratislava area and 3 percent in western Slovakia. Most of the development activity in the Bratislava region is located in Lozorno (42 percent), followed by Senec (28 percent), Malacky (18 percent) and Bratislava (12 percent). This is set to change in Q3, according to JLL, as P3 plans spec development at its Žilina park. New leases accounted for 50,000 sqm or 66 percent of the total take-up in Q2. Total lease volume for the three-month period exceeded 75,000 sqm, up 43 percent y-o-y. Investment volume totaled €310m in H1. Blackstone entered the Slovak market through Logicor’s acquisition of the 25,000 sqm LogCenter Nove Mesto from Immofinanz. HB Reavis offloaded a 130,000 sqm warehouse and light production industrial portfolio to MIRA, part of Australia’s Macquarie group, for a reported €79m.
