In Vogelsdorf, east of Berlin within the A10 ring road, Sorbus GmbH is planning to revitalise a brownfield site covering around 125,000 square metres.
Approximately 61,000 square metres of logistics and production space are planned for the brownfield site at Frankfurter Chaussee 33-34. The space will be marketed exclusively by Logivest, which is managing the project as a logistics real estate consultant.
“We see great potential in the brownfield – both in terms of size and location. Our goal is to realise a sustainable property here that does justice to this potential and offers real added value. Two halls are planned on the site, each with around 30,000 square metres of storage and production space, both of which can be flexibly divided. While one building is to have a green roof for natural cooling, photovoltaics are planned for the other roof area for a regenerative power supply. DGNB Gold certification is being sought for the properties.
In addition to a high standard of sustainability and great flexibility in terms of size and equipment, the project is particularly impressive because of its location. Only 20 kilometres from Berlin and less than 80 kilometres from the Polish border, the location is suitable for different user groups. Also interesting for future tenants is the proximity to the Freienbrink industrial estate, where the TESLA Gigafactory is located, among other things. Access is direct via the nearby Bundesstraße 1 and the autobahns 10 and 12.
“What counts is no longer just the location within Germany, but also the connection to the European neighbours, especially Eastern Europe. The proximity to the capital and the almost urban location on the one hand, as well as the good connection to supra-regional markets on the other, is relevant for many of our customers. Ultimately, however, it is the combination of location and facilities that makes the project so interesting,” says Dennis Grube, Head of Industrial and Logistics Letting at Logivest in Berlin.
The project will have a hall height of around ten to twelve metres, a floor load of over five tonnes per square metre and a total of around 60 ramp doors and around twelve ground-level doors. In addition, the space can be flexibly divided and designed according to tenants’ wishes.
