It’s a sign of the times that industrial developers are once again turning to speculative construction. This has been a taboo subject since 2009 since so many of them got their fingers burned in the last financial crisis. But in recent years the ice has seemed to thaw, first with developers building sheds that were only partially leased, and now, entire buildings. The fact is that most get snapped up quickly, long before they are finished and that the supply of spec space on the market is almost too small to be picked up statistically. Prologis gives an example of this trend in Brno, where it’s begun construction on a 27,860 sqm structure in Brno. Prologis Park Brno will end up offering 90,000 sqm of space along the D52 express road connecting Brno and Vienna. CEE director Martin Polák says the park’s location along a major road gives it a strong shot at success.
