The number of students living with family or friends and not paying rent increased this year. to 52% from 27% last year, and at the same time the percentage of landlords dropped – respectively to 33% from 51%, according to the report “Students on the real estate market 2021”, published by the AMRON Center in cooperation with the Warsaw Banking Institute and coordinators Educational Program “Modern Business Management”.
“In the pandemic environment, we dealt primarily with declining demand related to, inter alia, the outflow of students from academic cities and, at the same time, growing supply of apartments for rent, resulting from the situation on the housing market, especially the disappearance of short-term rental in academic centers, which are also the target of tourist traffic,” said the president of the Center for Banking Law and Information, head of the AMRON Center, Jacek Furga.
The research shows a marked increase in the number of respondents living with family or friends and not paying the rent. A similar trend was noted in the case of people accommodated in dormitories.
The apartment in the rented property has been declared this year. 33% of the surveyed students compared to 51% a year earlier, with family or friends, without paying for rent – respectively: 52% compared to 27% a year earlier. A further 6% declared that they lived in a dormitory (compared to 14% a year earlier), and 75% said that they had their own property and did not pay for rent (compared to 7% a year earlier).
Detailed analysis of the results of the study confirms the thesis that the further the education stage, the share of students living with their parents decreases, and the percentage of tenants of real estate increases, as does the share of students owning their own real estate.
67% of the surveyed students (first and second cycle studies, full-time and part-time studies) studied at a distance of less than 100 km from their place of permanent residence.
Those who rented properties who lived alone chose mainly studios (59%), while respondents who rented premises with flatmates most often opted for three or more rooms (48%). Only 11% of respondents sharing a flat concluded a contract for renting a studio apartment. On the other hand, only 9% of single-occupancy flats consisted of three or more rooms, and only the most affluent tenants could afford such conditions, as in this case the prices were significantly above the average. % living with other people.
The price survey was conducted in all twenty-four surveyed cities. The average monthly rental fee in the analyzed academic centers in Poland was PLN 843 for full-time students and PLN 990 for part-time students. The monthly rental costs for the latter group constitute nearly 30% of the monthly costs of a student living outside the family home.
The highest rental rates for rooms and apartments in private real estate are in Warsaw, where we have the largest concentration of universities and students in Poland. The exclusive rental of the entire apartment here cost an average of PLN 2,229 per month, which is as much as PLN 744 more than the average for all cities, according to the survey.
The report “Students in the real estate market 2021” presents an analysis based on over 2,200 questionnaires completed by students from 24 Polish cities.
