Sustainable central warehouse – Logivest advises NORDWEST on establishment in Alsfeld

NORDWEST Handel AG is planning a new central warehouse in Alsfeld, Hesse, between Frankfurt and Kassel, directly on the A5 freeway. Following the positive decision on the development plan procedure, the groundbreaking ceremony is expected to take place in the first quarter of 2024.

Several years of development work have already preceded the resolution on the “Am weißen Weg” industrial estate. In order to map the forecast growth, NORDWEST was looking for a new, future-proof single-user site. Based on a detailed site analysis and consultation on the part of Logivest Concept GmbH, the Dortmund-based group company decided on Alsfeld as its new logistics base. Thereupon, NORDWEST, again supported by the logistics real estate specialists of Logivest GmbH as well as Logivest Projektmanagement GmbH, began in 2020 with the purchase of the land and the necessary investigation of the potential building site. In parallel to the land purchase examination, Logivest provided support and lead consulting for the initial real estate planning.

“With its central location and direct access to the A5 freeway, Alsfeld is ideally suited to operate a future-proof central warehouse from here. We are all the more pleased that the intensive consultations with the city, with regard to the extensive property development, have finally paid off and that the approval for the implementation of the urban land use planning has now been obtained,” says Carsten Felix, Managing Director of Logivest Projektmanagement GmbH, who has accompanied the project in an advisory capacity from the beginning.

In the first quarter of 2024, development of the approximately 68,000-square-meter central warehouse is to begin on the approximately 130,000-square-meter site in the “Am weißen Weg” industrial park. In addition to an automated small parts warehouse, a manual pallet warehouse is also planned. The warehouse will be accessed via 45 truck ramps.

In designing the new site, the focus was on a sustainable and forward-looking property. A photovoltaic system for the company’s own power supply, heat pumps that make it possible to dispense with a gas connection, LED lighting and the use of intelligent conveyor technology to reduce energy requirements, all contribute not only to climate-neutral operation but also to a reduction in ancillary costs. In addition, there are other highlights such as flower strips, insect hotels, green roofs, and e-charging columns for cars and e-bikes.

NORDWEST plans to ship the first goods from the new central warehouse in Alsfeld starting in the third quarter of 2025.
