According to ria.com Tallinn has the highest real estate prices in the whole Baltic region. Prices in Estonia’s capital rose 12 percent over the past year to €1,800 per square meter. This compares to €1,500 in Vilnius and €1390 in Riga. Tallinn’s position as the most expensive Baltic city has been accentuated by slower levels of growth in the other two capitals. Prices have risen by 3.6 percent in the past 6 months in Vilnius and by 1 percent in the past month in Riga, but this was mild price growth compared to Tallinn’s 7.5 percent jump of the past month. These levels of growth in Tallinn are driven by high demand all throughout the housing market, from small studio apartments to the most expensive properties. Ria.com reports that along with having the region’s most expensive real estate, Estonia also has the cheapest: the small southern Estonian town of Mõisaküla claims prices of just €40 per sqm.
