The Crestyl development group has introduced a new residential building Kappa, which will be built on Prague’s Hagibor, in the vicinity of the Želivského metro station. Construction of the fifth apartment building in the Hagibor project will start early next year, with completion scheduled for 2027. Kappa will offer over 250 apartments of all sizes, with ground floor space for shops and services. The building will have the prestigious BREEAM global sustainable project certification. The architectural firm Ian Bryan Architects (IBA) is the author of the unconventional form of the building, which will also provide its residents with the opportunity to relax in a beautiful courtyard. The public space of the entire Hagibor project is being designed by world-renowned landscape architect Michel Desvigne.
“Hagibor offers attractive housing in the style of modern metropolises, right next to the metro. We are not only thinking about the buildings themselves, but also about the overall public space. In addition, this is another of our projects that takes advantage of the symbiosis of housing, offices, shops and services in one place. The residents of the Kappa building, which has now been introduced, will have a supermarket, fitness centre, pharmacy, drugstore, but of course also several restaurants, bistros and a patisserie right on the site,” says Viktor Peška, Sales Director of the Crestyl Group. “The correctness of this approach is proven by the interest in the offered apartments – in the stage that will be completed this year, we have sold 80% of them, while the older stages are sold out,” adds Peška.
The Kappa building is located within the Hagibor project closest to the Želivského metro station. It will offer over 250 apartments in layouts from 1 + kk to 5 + kk with floor areas from 27 m2 to 180 m2. Smaller flats will be on the lower floors of the building, while more spacious flats with balconies will be on the higher floors and the receding four “towers”. On the ground floor there will be shops, restaurants and services in addition to a reception for residents, and residents will also have access to a courtyard. Ian Bryan Architects (IBA), the long-established architectural and design practice behind all of the apartment buildings in the Hagibor project, is behind the building’s unusual architectural form.
As is customary with Crestyl Group projects, the apartments will be characterised by the high quality of materials used and an emphasis on functional design. Even the apparent details are taken into consideration and the most modern technologies are used exactly according to the requirements of the future residents. The individual buildings at Hagibor are always created as part of a wider whole and in a harmonious blend of natural elements with the city. Underground garages with the possibility of placing electric car chargers will be a matter of course. Kappa is designed to achieve the prestigious BREEAM global certification for energy efficient and sustainable buildings.
“At Hagibor, we place a huge emphasis on public space. Its concept is guided by Michel Desvigne, the most prominent landscape architect of our time, who has brought everything together into one harmonious whole,” explains Viktor Peška, Crestyl’s Group Sales Director. “The greenery both connects and separates the office and residential spaces, creating space for games, picnics, sports or community life, while the tree canopy separates the bustle below from the tranquillity of the terraces above. High-quality landscaping also adds long-term value to the property and makes a good location a great address.” Michel Desvigne has designed urban schemes, public spaces and parks around the world, including Paris, Tokyo and Detroit.
The Hagibor project has already seen the completion of the first two residential buildings, Alpha and Beta, two years ago, while the other two – Gamma and Delta – are under construction and will be ready this summer. The Gamma residential building is located in the eastern part of the new Hagibor district near Počernická Street. It offers 138 flats ranging from 1+kk to 5+kk, approximately 80% of which have already been sold. The fourth residential building, Delta, comprises 168 apartments for rent and the entire building was purchased by the investment company Invesco Real Estate before construction started.
In addition to the apartments, a total of six office buildings will gradually be built within the Hagibor project. The first two of them are just about to be completed and the construction of the others will follow. The entire Hagibor project connects the square and the central pedestrian boulevard with shops and services – for example, a restaurant, bistro, drugstore or confectionery will open here already this year.
