The planned reconstruction of a large area of military warehouses in the vicinity of Velkomoravská Street in Olomouc will require several billion crowns. A new city district is to be built there in about 15 years. In addition to apartment buildings, the plans also include the construction of a multifunctional hall, which the developer is already negotiating with the town hall. The demolition of the old warehouses is due to end this year, and experts will also start working on a study of the future use of this area. Pavel Nádvorník from the development company Redstone Real Estate, which is preparing the project, announced today.
According to Nádvorník, 12 blocks of houses could be built on the land after the former warehouses in the coming years, each of which will require an investment of around a billion crowns. The construction of one unit will take about a year, so the completion of the entire project can be expected in 12 to 15 years. “By a rough estimate, this area provides up to more than 250,000 square meters of gross floor space, which can be used for apartments, or for other civic amenities or a multifunctional sports hall,” said Nádvorník.
The investor is already negotiating a multifunctional hall with the town hall, which has not yet managed to implement its own project for a new facility providing facilities for sports and culture. “Our company undertakes to design, build and operate the entire multifunctional hall. We would like a financial contribution from the city. As the city contributes to sports clubs in Olomouc, so that it also contributes to the functioning of this hall,” said Nádvorník.
In the coming months, 35 dilapidated buildings will be demolished in the area of military warehouses. Experts estimate that 65,000 cubic meters of concrete and rubble will remain. “All construction waste will be recycled and reused, which is a suitable approach in a circular economy at a time of scarcity of minerals. This will also ease the traffic in Olomouc. More than 4,000 trucks would have to leave the construction site to transport the material our surroundings by carbon dioxide emissions, “said Matěj Smětal from the company Smetal Silack, which carries out demolition work.
The former engineering warehouses have an area of 171,339 square meters. The army sold the warehouse complex in 2010 for several tens of millions of crowns. The owner then became the company Net Media Group. Insolvency proceedings with Net Media Group began in the summer of 2017 shortly after Gallanzaro became its new owner. The new member of the Board of Directors of Net Media Group, Milan Gottwald, then justified the filing of the insolvency petition with the enormous scope of the company’s liabilities.
The premises were auctioned in the spring of 2019 at the auction for 353 million crowns by the company Nemovitosti Pronájemních bydlení II from the Unicapital group of the entrepreneur Pavel Hubáček. The land was then transferred to the company Nová Velkomoravská, whose sole owner became the company Redstone Real Estate of the entrepreneur Richard Morávek instead of Unicapital. In recent years, Morávek has built the Galerie Šantovka shopping center on land after the former Milo company and is planning other buildings there, including a high-rise building.
