The Park Warsaw Building B9 has received BREEAM Interim certificate at the Excellent level

Building B9, which is being developed as part of The Park Warsaw complex, has received a BREEAM Interim certificate at the Excellent level. It relates to the design stage (Design Stage), and the exact score was 73.5 percent. The developer and manager of the building is White Star Real Estate. Ultimately, The Park Warsaw will comprise 12 Class A office buildings, with a total leasable area of 130,000 sqm. Currently, the complex has 7 buildings, where about 60 tenants are based. Work is also currently underway on building No. 7, which has received a BREEAM Final certificate, also at the Excellent level.

The first tenant will move into building No. 9, which is being constructed as part of the office campus on Krakowiaków Street, as early as this year. It will be the owner of the retail chain RTV EURO AGD. The tenant will occupy 80% of building nine, construction of which began in December 2021. The Park Warsaw campus is distinguished by unique architecture with lots of greenery, creating a space closed to traffic. The goal of White Star Real Estate, which manages the facility, is from the very beginning, to create a place that will be user-friendly, and the ecological aspect is permanently embedded in the developer’s philosophy. The company has already created the position of ESG coordinator and ESG committee in 2022, which includes people from various departments with complementary competencies.

“We count, of course, that the certification we received for the design phase, we will also maintain after the B9 building is put into use. The BREEAM certificate is currently one of the most widely used methods for evaluating buildings, in terms of the use of green solutions, in Europe. The method focuses on assessing the quality of the investment process carried out, which for a developer like us is particularly important. However, we don’t stop at assessments of the buildings themselves, but make efforts to ensure that our project is constantly evolving – especially when it comes to solutions that support carbon footprint reduction. The Warsaw Park offers full infrastructure for cyclists – Veturilo stations, locker rooms, showers and parking. In 2022, as part of our cooperation with the GreenWay network, a Delta electric car charger was also launched at the complex, which allows simultaneous charging of three vehicles,” said Bartosz Prytuła, Managing Partner at White Star Real Estate.

The building has been designed to maximize employee comfort, as well as optimize utility consumption, through the use of a BMS (Building Management System), LED lighting and regenerative drive elevators, among other features. To minimize water consumption, solutions such as rainwater recovery for watering greenery and flushing toilets, a water leak detection system and water-efficient fixtures will be used. The whole project is complemented by the implementation of a biophilic design strategy, so that with the help of plants, natural light, clean air and water, the most important influence on the comfort of the building’s users.

The Park Warsaw also offers a number of amenities for tenants and employees. Through the efforts of the manager, additional public transportation lines have been launched, connecting the complex with surrounding train stations. The office complex is also home to The Park Kitchen, a restaurant zone located in the heart of the campus, where incredible flavors from all corners of the world and a Green Caffé Nero café await each guest. In addition, Delikatesy Centrum grocery store, Zdrofit fitness club, and Kids&Co bilingual kindergarten have also been launched. Pets have not been forgotten either, creating dog-friendly spaces.

“We want our office complexes to be focused on meeting the needs of tenants and employees, of whom there are already close to 8,000 in The Park Warsaw,” said Mr. Garcia. Building 6 also has a relaxation area, which is equipped with, among other things, flippers and a large screen with comfortable seating. Together with Building 9, which is currently under construction, it is planned to launch more amenities and functions,” adds Bartosz Prytuła, Managing Partner at White Star Real Estate.

The campus includes a food and beverage area, a grocery store fitness club, a car wash and a bilingual kindergarten. Transportation solutions, which were also evaluated during the certification, are supported by special bus lines in the direction of PKP Rakowiec and WKD Raków stations, whose bus hours have been adjusted to work hours. The Park also has full infrastructure for cyclists – Veturilo stations, locker rooms, showers and parking.
