The value of new Polish housing loans will fall by 40.4% y/y this year

The value of housing loans fell by 25.1% y / y in H1 2022, the Credit Information Bureau reported summing up the first half of the year on the credit market. BIK estimates that the decline will amount to 40.4% y / y throughout the year.

In the first half of the year, 90.8 thousand were drawn, (-32.3%) housing loans in the amount of PLN 31.59 billion (-25.1%), According to BIK estimates, the downward trend will continue in the second half of the year, when the value of new housing loans is to amount to PLN 21.3 billion. Over the entire year, the value of housing loans would reach PLN 52.9 billion compared to PLN 88.7 billion a year earlier, which means a decrease of 40.4% y / y.

“Since April last year, the number of people applying for a housing loan has regularly decreased. Moreover, since April 2022 the average amount of mortgage loans has also started to decline, which, with a significant decrease in their number, intensified the negative effect in terms of the value of granted housing loans. So the principle worked. , lower creditworthiness – lower loan amounts,” said BIK president Mariusz Cholewa.

He pointed out that in June this year. 9 thousand housing loans, while a year earlier it was 25 thousand.

The total value of debt due to loans and borrowings taken by Poles in the first half of 2022 amounted to PLN 737 billion and was PLN 2 billion lower compared to December 2021.

“This is the first decline in 10 years” – emphasized the president of BIK.

Sales in the first 6 months of this year. from all loans and credits, it totaled PLN 79.8 billion, i.e. decreased by PLN 8.7 billion compared to the corresponding period of 2021.

In the first half of 2022, banks and credit unions granted a total of 1,523.7 thousand. cash loans (+ 3.8%) in the amount of PLN 32.46 billion (+ 1.2%) and 2,230.1 thousand. installment loans (+ 26.1%) in the amount of PLN 8.35 billion (+ 3.3%). The value of non-bank loans increased by 47.5% to PLN 4.5 billion.

“The thing that worries me about non-bank loans is that 59% of people who borrow have had or already have loans from the same company. For them, this is starting to be a way of life. In the long run, this can create problems for customers and for these companies. “- said the president of BIK during the webinar.

The value of the corporate loan portfolio at the end of June 2022 amounted to PLN 424.1 billion and increased by PLN 27.1 billion (+ 6.8%) compared to December 2021.

About 60% of the total debt is the share of limited liability companies with a portfolio of PLN 155.1 billion (36.6%) and joint-stock companies PLN 91.2 billion (21.5%). The debt of micro-entrepreneurs amounted to PLN 75.6 billion, which constitutes 17.8%.

During the first 6 months of 2022. banks granted financing to companies in the amount of PLN 77.4 billion, of which PLN 35.6 billion is for limited liability companies, PLN 17.4 billion for joint-stock companies, and PLN 10.4 billion for micro-enterprises.

The increase in the value of sales compared to the same period of 2021 was recorded by loans granted to limited liability companies. (16.3%), joint-stock companies (4.4%). Micro-companies recorded a decrease in value, where the value of loans fell by 4.5%.

In the case of loans granted to micro-entrepreneurs after the first half of 2022, a very large drop in both the number (-30.7%) and the value of investment loans (-22.6%) is particularly noticeable, according to the report.

According to BIK, the good quality of loans repaid by individual clients is maintained. Overdue loans by value, i.e. 90 days, in relation to the value of all active loans (i.e. the NPL ratio) at the end of June 2022 was 4.9%.

Housing loans are the best repaying loans, for which the NPL ratio by value at the end of June 2022 was 2.7%. Installment loans are also very well repaid, with the NPL ratio of 6.8%. Cash loans, for which NPL amounted to 11.5%, are characterized by a higher level of loss ratio.
