UBM Development receives preliminary building permits in Munich like an assembly line. The preliminary building permit for the “Timber Works” commercial project developed by UBM in Munich has been finalised. The building, planned as a timber-hybrid construction, is being built on a plot of around 6,500 m2 at Pelkovenstrasse 148 and has a gross floor area of more than 9,650 m2. The site is located in the Moosach district directly next to the “Olympia Einkaufszentrum” underground station and opposite the Olympia-Einkaufszentrum (OEZ) shopping centre.
“With Timber Works, we are continuing our offensive for sustainable and flexible commercial space in Munich,” says Thomas G. Winkler, CEO of UBM Development AG, “this also eliminates a major risk in project developments, the difficult-to-calculate timeframe.”
In addition to the environmentally friendly timber hybrid construction method, Timber Works relies on a regenerative energy supply through photovoltaics, heat pumps and modern storage media as well as sustainable water management. Visible wooden surfaces and a flexible room layout create the best conditions for the new working environment. Timber Works consists of an elongated structure and a smaller neighbouring building. The façades, designed with large glass surfaces, ensure transparency in the ensemble and light-flooded interiors. The aim is to achieve DGNB or LEED Platinum.
Timber Works offers the best development opportunities for start-ups, research facilities and commercial enterprises. The column-free production areas on the ground floor with room heights of up to 7.60 metres allow for a high degree of flexibility. This also applies to the three floors above with room heights of up to 4.50 metres. The planned goods lifts ensure easy access to all floors. Deliveries can be made directly into the building. Another special feature is the option of installing and using a gantry crane on the ground floor. The architectural design was created by Marco Goetz.
UBM acquired the property in 2021. It is the former headquarters of the lift company Gall + Heckelmann. The location is characterised by its proximity to the offices of technology companies such as Huawei, BMW, Epson and Oracle. Institutes of the Technical University of Munich round off the innovative location. In addition, there are numerous local amenities, doctors and green spaces with high recreational value in the immediate vicinity.
Timber Works is UBM Development’s third timber construction project in Munich. Together with ARE Austria Real Estate, the Timber Factory is being developed, Munich’s first commercial campus in timber construction with a gross floor area of over 59,000 square metres. The preliminary building permit for the Timber Factory became legally binding in mid-September. The preliminary building permit for the mixed residential quarter Timber Living on the site of the former Willy Bogner headquarters in Berg am Laim with around 23,200 m2 of gross floor space above ground is also already legally binding.
UBM is well on the way to becoming one of the leading developers of timber construction projects in Europe. More than 300,000 square metres of timber-hybrid construction are already under development. That is 72 per cent of the entire pipeline.
