The topping-out ceremony this Wednesday was held for Building Section II of the “Gmunder Höfe” project being built in the south of Munich. Seven 1-room, twenty-three 2-room, ten 3-room, fourteen 4-room and four 4.5-room flats will be built in the construction phase, which was launched in July 2021 in a joint venture between Baywobau, Rock Capital Group and UBM Development. These are exclusively privately financed flats that meet the requirements of a KfW Efficiency House 55. Quantum Immobilien KVG acquired the new flats for a large insurance group.
The flats are located on the properties Hofmannstraße 31b, 33, 33a and 35 and are part of an ensemble of three buildings with a total of 525 flats, two day-care centres and two shops/cafés, which will be built by the developer association in Munich-Obersendling by the end of 2024.
“In the “Gmunder Höfe” project, we are not only building flats, but also creating healthy living space. Residents benefit from short distances in an up-and-coming district and well thought-out structures within the residential complex. I would like to thank all the companies and craftsmen involved for the good, reliable cooperation,” explains Werner Huber, Managing Director of UBM Development Deutschland GmbH.
Anita Friemel, Managing Director of Rock Capital Investment GmbH, adds: “After being one of the largest developers and owners at the Munich-Obersendling location with more than 350,000 m² of existing and development space, we are of course very pleased to be able to contribute to the transformation of this originally commercial location into a vibrant Munich district with the Gmunder Höfe and its special architecture and quality.”
Albert Hofmann, Member of the Board of Baywobau Immobilien AG, adds: “It is important to us not only to preserve the high quality of life in our home city of Munich, but to enhance it further. The Gmunder Höfe are intended to be exemplary of this with their solid, modern construction, architectural aesthetics, quiet inner courtyards and good transport links.”
The modern residential complex is being built according to designs by Hierl Architekten with well thought-out floor plans and an unusual roof and façade construction in a natural stone ashlar look. The staggered loggias and roof terraces create a high architectural recognition value by means of stepped eaves lines. The ring-shaped building, with 4-6 full storeys above ground, has an inner courtyard for communal use. The flats facing the inner courtyard will have gardens or terraces on the ground floor, while all flats above will have loggias or balconies opening onto the outside space.
The neighbourhood is close to the city centre and is dominated by spacious green areas, making living close to the city centre not only comfortable but also relaxing. Another attraction of Obersendling is the short distance to the Isar and Südpark, as well as the well-developed public transport structure.
Started in the 1960s as a simple planning office, initially for the surrounding Bavarian area and in Augsburg, Baywobau is now one of the largest property developers in Bavaria. At the beginning of the 90s, our company expanded to Dresden and Leipzig, and most recently to Berlin. Our passion is finding land, conception, project development of building projects, construction supervision, construction management and sales. Over 350 properties have been realised to date. These include residential and commercial buildings, administrative buildings and hotels.
