The ground-breaking ceremony for the exclusive HAVN residential and office building developed by UBM Development marks another prominent addition to the Mainz customs harbour. Located directly on the waterfront promenade of the Nordmole, the project comprises 44 condominiums and 5 office units with a total of around 6,700 square metres of gross floor area above ground. “With each of our projects in the Mainz customs harbour, we want to create something very special to do justice to this unique location,” explains Sabine Lennarz, Head of UBM’s Frankfurt branch, “HAVN is a real gem in this context, whose architecture and overall aesthetics are designed to showcase the premium location on the banks of the Rhine as a unique lifestyle for the residents.”
The elegant architecture of the building, which was designed by happarchitecture, references the unique location on the waterfront with its wave-shaped balconies and a clinker brick façade in shades of green. The flats offer space for a wide variety of lifestyles. There are both compact city flats and spacious family flats with more than 100 square metres. Many of them are designed to be barrier-free and all have at least one balcony or, on the ground floor, a terrace plus a garden area in the green courtyard facing the Rhine. For the perfect view of the Rhine panorama, HAVN also has an elaborately designed and landscaped communal roof terrace that is accessible to all residents.
The sustainability concept of the DGNB Gold pre-certified project emphasises biodiversity-promoting planting of the outdoor areas and roof garden as well as a sustainable energy supply through environmentally friendly district heating. Heating, lighting and sun shading as well as video access control are controlled in the smart home system via a user-friendly app. The underground car park has a total of 26 parking spaces, which are pre-equipped for the connection of wall boxes, as well as a bright and spacious bicycle garage. HAVN is scheduled for completion in Q1/2026.
Following the Timber Peak timber-hybrid high-rise, HAVN is the second of four construction sites that UBM acquired in the Mainz customs harbour in March 2022. A total of more than 42,000 m2 of floor space will be developed on these four plots, of which around 75 per cent will be residential and 25 per cent commercial/office. Following the gradual realisation of these developments, UBM expects sales proceeds of more than €300 million.
Timber Peak and HAVN are not the first UBM projects in the Mainz customs harbour. The “Waterkant” and “Kaufmannshof” residential projects and a Super 8 Hotel have already been realised and sold. The “Flößerhof” project is currently under construction in partnership with CA Immo.
