UBM completes rough construction of Astrid Garden residential project in Prague 7

UBM Development Czechia has successfully completed the rough construction of the Astrid Garden residential project in Prague 7 – Holešovice, which includes 138 apartments and two commercial units. The developer is developing the complex with the internationally recognized BREEAM environmental certification and emphasizes the use of renewable resources and reduction of energy consumption as part of sustainability. The project includes private gardens, roof terraces and an enclosed, quiet and green courtyard. Construction of Astrid Garden has been underway since November 2021 and is scheduled for completion in the second half of 2024.

The Astrid Garden residential complex, comprising seven new-build apartments and one original building undergoing sensitive refurbishment, has reached the rough construction stage. The installation of the building services, façade work and interior finishes are now underway. Care will also be given to the planting of the greenery, which is an important feature of the whole site, both on the roofs and in the communal courtyard garden.

Our clients can view the construction progress from the third floor terrace of the neighbouring Astrid Offices building, which we completed in 2021 and where we also have our office,” says Alice Slámová, Marketing and Sales Director of UBM Development Czechia, adding: “In terms of sales, there is a lot of interest in energy-efficient apartments in the lucrative district of Prague’s Holešovice. Currently, almost a quarter of the flats are sold out and we are registering demand for small units. We currently have a special offer for a free basement for apartments of 1+kk and 2+kk size. Thanks to the location, varied offer and quality design, the properties are suitable both for own living and for investment.”

Elegant, timeless and nature-friendly apartments
In U Průhonu Street, a total of 138 apartments are being built in layouts ranging from 1+kk to 4+kk with living areas from 29.5 to 107 m², including two duplexes with their own entrance. The project includes cellars and parking spaces in a two-storey underground garage. The interiors, which will be carried out to a high standard, will include wooden floors and external blinds in large-format windows with wooden frames and triple glazing. The top floors will be prepared for air conditioning, while the A and B buildings will have heat recovery units working on a system to recover heat from the extract air and help reduce heating costs. Residents will also be able to use a bike wash room, workshop and shared office. Two commercial units will be located on the ground floor of the renovated building facing U Průhon Street.

UBM is building Astrid Garden with sustainability in mind. In keeping with the project’s name, it will incorporate greenery extensively, bringing benefits to both residents and the environment. It contributes to improved air quality, traps dust, reduces noise, prevents overheating of buildings, mitigates the so-called heat island effect and creates a pleasant atmosphere. The residential buildings are built with BREEAM environmental certification and include a number of sustainable solutions, such as electricity recovery in the building lifts or irrigation of greenery using rainwater that will be collected in storage tanks, etc.

The vibrant urban area of Prague 7
The dynamically developing district of Holešovice is one of the most sought-after residential locations, as it has excellent transport accessibility and all civic amenities. Easy travel around the metropolis is ensured by several tram lines that connect to metro stations C – Vltavská or Nádraží Holešovice or to metro station B – Palmovka. In close proximity to Astrid Garden, future residents will find everything they need from schools, kindergartens, grocery stores to cafes, restaurants and other modern businesses. Sports activities will be taken care of by a premium fitness club, which has been created directly in the adjacent Astrid Offices building. You can go for pleasant walks and bike rides along the Vltava River, in the Stromovka Forest Park or in the Letenské sady. The location offers an interesting leisure programme in the marine world, planetarium, music and theatre clubs, the Holešovice Exhibition Centre, where, for example, the annual Matějská pilgrimage is held, etc.
