UBM erects tallest timber hybrid building in Rhineland-Palatinate

The “Timber Peak” developed by UBM Development in the Mainz customs port is now also taking physical shape. The ground-breaking ceremony marked the symbolic start of construction work.

Over 40 metres high, Timber Peak is the first timber-hybrid high-rise in Mainz. On twelve floors, the building offers around 9,500 square metres of gross floor space with flexible floor plans for the new type of office use – and spectacular views of the harbour. There is also a basement with prepared e-charging infrastructure for up to 40 car parking spaces, a terrace on the 5th floor and a roof terrace with a panoramic view over the entire customs harbour.

“The idea of constructing an office tower over 40 metres high using sustainable timber hybrid construction is a central component of our green. smart. and more. strategy,” explains Bernhard Egert, Head of Timber Construction at UBM Development, “this approach also includes maximum building intelligence and unique architectural features both in terms of aesthetics and flexible use of space.”

Timber Peak is the first of four construction sites that UBM acquired in the Mainz customs harbour in March 2022. A total of more than 42,000 m2 of floor space will be developed on these four plots, of which around 75 per cent will be residential and 25 per cent commercial/office. Following the gradual realisation of these developments, UBM expects sales proceeds of more than €300 million.

Timber Peak is not the first UBM project in the Mainz customs harbour. The “Waterkant” and “Kaufmannshof” residential projects and a Super 8 Hotel have already been realised and sold. The “Flößerhof” project is currently under construction in partnership with CA Immo.

With its resource-saving timber hybrid construction method, Timber Peak is paving the way for CO2-optimised building construction and management. The intelligent building automation system enables users to fulfil future EU taxonomy reporting obligations and other reporting obligations geared towards sustainability and energy optimisation in a largely automated manner. Consumption and energy parameters are systematically recorded and made available.

DGNB Gold certification is being sought for the building.
