Developer UDI Group will start the construction of 300 flats worth CZK 1.3 billion in Prague’s Lužiny district in the vicinity of a shopping centre and near a metro station. Preparatory work will begin this autumn, with two high-rise buildings to be built by Metrostav. UDI Group informed ČTK in a press release today. The project was opposed by people from the surrounding area and the Prague 13 town hall, but the authorities rejected their objections after more than a decade, the E15 news server reported today.
Two residential buildings will complement the shopping centre on both sides in line with the original plan from the 1980s, UDI Group said. The project will make parked cars and supplies disappear from the area, moving everything into the building and underground, UDI Group strategy director Marcela Fialková noted. The construction will take place in a fully operational shopping centre, which, in addition to shops and services, also includes a library and a children’s playroom. Both buildings will have direct access to the shopping centre.
The construction of the apartment buildings will include the reconstruction of the roof of the shopping centre, the addition of greenery and the creation of 300 parking spaces. The final project was developed by Hlaváček & Partner.
According to E15, the permitting of the project has been dragging on since 2010, and people from the surrounding area and the Prague 13 City Council thought the planned buildings were oversized. However, the building authorities rejected their complaints years later on the basis of the zoning plan and the planning procedure. The Prague 13 town hall respects the decision, said the mayor of the district, David Vodrážka (ODS). He admitted that due to a fierce dispute with the developer, the town hall ultimately failed to push through a compromise and force UDI Group to reduce the number of floors in the project. “At the moment when you want to prevent the project and do not offer compromises, the developer has no reason to give in,” Vodrážka told the server.
UDI Group is an international developer originally from the Czech Republic that develops residential, office and industrial projects in Central Europe and Latin America. It focuses on complex developments that combine commercial and residential functions. It is currently developing 21 projects with revenues of CZK 54 billion over the next five years.
