Union Investment handed over the self-developed office building at Kormoranweg 7 in Wiesbaden for use by the credit reporting agency Schufa Holding AG at the end of the year. The Hamburg-based real estate investment manager developed an extension with additional rental space of around 3,600 sqm for its existing tenant under its own management. The building is part of the portfolio of immofonds 1, an open-ended real estate mutual fund distributed exclusively in Austria.
“A modern office concept with partial open space and cellular offices was implemented. The building thus offers great flexibility and allows for different office concepts. The sustainable, energy-saving building will also be equipped with a photovoltaic system on the roof in the future and also relies on ecological materials. It therefore fits in very well with immofonds 1’s climate strategy,” says Petia Zeiringer, member of the Management Board of Union Investment Real Estate Austria AG and responsible for fund management at immofonds 1.

Schufa Holding GmbH has been a tenant in Kormoranweg, on the edge of Schierstein harbor, since May 2005. In number 5, an office building that was completed in 2005 and is also part of the immofonds 1 portfolio, the credit agency occupies around 6,000 sqm of office space and around 110 parking spaces. Just one year later, in October 2006, it moved into a second building in Kormoranweg, number 3, which was completed in 2006 and is also part of the immofonds 1 portfolio. It has around 2,300 sqm of office space and around 40 parking spaces. The buildings serve as Schufa’s corporate headquarters. Over the years, however, the credit agency’s space requirements have continued to increase, making a third building necessary. Schufa now uses a total area of around 11,700 sqm in the three individual buildings.
The design for the building at Kormoranweg 7 comes from the renowned Wiesbaden architectural firm Zaeske & Partner. The project was realized with the building contractor Lupp from Nidda.
