Landesbetrieb Bau und Immobilien Hessen has rented a total of 16,450 sqm at Hahnstrasse 25 and 31-35 in Frankfurt-Niederrad. Both properties are part of Union Investment’s real estate portfolio and are intended to serve as alternative space for parts of the Frankfurt courts. The lease begins on April 1, 2023. The contract has a term of 12 years.
The office buildings on Hahnstrasse are part of the Lyon Quarter. There are many central locations of large companies in this district. In addition, new living space is being created in unused and outdated office buildings. Around 20 construction projects are currently being implemented in the Lyon district.
“In the future, living, working and leisure can be optimally combined here,” says Sven Lintl, Head of Asset Management Germany at Union Investment. The district has excellent transport links and lots of greenery. The city forest is next door, Frankfurt city center is only around 5 km away and the airport can be reached in just under ten minutes by car via the A5 motorway.

The “GINQO” office building at Hahnstraße 31-35, built in 1982, has been part of Union Investment’s real estate special fund DEFO-Immobilienfonds 1 since 2003. The approximately 13,000 sqm of office space was completely renovated in 2015 and is fully rented. The Landesbetrieb Bau und Immobilien Hessen has rented around 3,100 m² here.
The office building built in 1988 at Hahnstrasse 25/Goldsteinstrasse. 145 has a total of around 13,350 sqm of rental space on seven floors and has been part of the portfolio of the real estate special fund UII GermanM (formerly DEFO) since 1992. The property consists of two building units. The State Office for Construction and Real Estate Hessen has rented all the space here.
