United Distribution Holding (UDH), a leading distributor of global beer and food brands in Poland, has expanded its footprint at the Warsaw West Park – Pruszków distribution centre. The company has added more than 2,300 sqm of industrial space to its existing lease, bringing its total occupancy to approximately 5,500 sqm of commercial space. The transaction was facilitated by AXI IMMO, Poland’s largest commercial real estate consultancy.
UDH, operating since 1999, specialises in importing and distributing premium beers, gourmet food, and spirits. The company is the exclusive partner of well-known brands such as Molson Coors, Radeberger, Bitburger, and Estrella Galicia. Their portfolio includes popular names like Staropramen, Miller, Blue Moon, Sapporo, Berliner Kindl, and the Ukrainian beers OBOLON and Lvivske. With hundreds of products in its catalogue, UDH serves over 49,000 points of sale across Poland and continues to grow its market presence.

The expansion marks a significant increase from UDH’s previous lease, which comprised around 3,100 sqm of logistics space and 170 sqm of office space. Now occupying approximately 5,500 sqm, UDH is well-positioned to support its continued growth.
Klaudia Markowska, Senior Advisor for Industrial & Logistics at AXI IMMO, noted: “The rapid growth of UDH’s business in just a year and a half prompted us to explore further expansion options. Market conditions were favorable, allowing for an ‘extension under one roof.’ This not only ensures the continuity of UDH’s logistics processes but also strengthens its relationship with the landlord, while avoiding the disruption of relocating operations.”

Located 23 km from central Warsaw and 25 km from Chopin Airport, Warsaw West Park – Pruszków is a prime logistics hub situated near the A2 motorway and the Warsaw-Poznań national route No. 2 (E30). The park offers over 69,000 sqm of A-class warehouse and office space across three halls, equipped with cutting-edge infrastructure, manoeuvring yards, parking for trucks and cars, and 24-hour security. AEW, which manages over 700,000 sqm of logistics real estate in Poland, ensures that the facility meets the diverse needs of its tenants across various sectors.
