V Invest has a building permit for the former “Maršmeloun”

The company V Invest obtained a valid building permit for the construction of an apartment building U Milosrdných in Prague’s Old Town, formerly nicknamed “Maršmeloun”. The municipality, as the appellate body, rejected the appeal lodged by the local association against the building permit. The director of the company, Jaroslav Vondřička stated, “construction should start after the archaeological survey is completed.” The company is also negotiating with the city regarding the land under the project.

The company is planning 30 flats in the house, half of which will be available 2 + kk according to the building permit and 11 will have three rooms. Of the remaining apartments, three will be 4 + kk and one 5 + kk. According to previous information, the company plans to rent apartments, and there will be retail space on the ground floor. The company has already started archaeological research, according to Vondřička, construction should start as soon as possible.

An invalid building permit was issued by the Prague 1 building authority last December, and the municipality rejected the appeal of the U Milosrdných association last week. According to the Office, the appeal referred mainly to the building permit to the conservationist, which according to the association was incorrect. However, according to the office, the decision of the municipal conservationists was also confirmed by the Ministry of Culture. “From the point of view of monument care, there is no room for other than a positive assessment of the plan,” according to the announcement.

The company is negotiating with the municipality about land under construction, half of which is owned by the city. The company has a pre-purchase agreement for them, according to which it has to buy the land only after the house has been approved. Now it is an earlier transfer, according to Vondřička, the agreement has not been concluded yet. This was confirmed by the city councilor Jan Chabr (TOP 09), according to which the draft agreement should go to the city council in the autumn. In exchange for land, Prague should acquire apartments in other V Invest projects outside the historic center.

The apartment building in U Milosrdných Street has been planned for more than 20 years. In the past, the original Italian investor Francesco Augusto Razetto came up with a design, the visualization of which he presented with a facade in white and pink. According to this, the project was nicknamed Marshmelon and garnered a wave of criticism. After taking over the project, the company V Invest came up with a new form of the building, which was created by the author of the original design, the architect Zdeněk Fránek.
